LAKE LANIER VALUES I have appraised Lake Lanier property for over 14 years and this is the first year we are seeing declining values on this wonderful lake, due to the drought and the correction in the entire marketplace.
Hello and welcome to my blog. I will be periodically writing about the Lake Lanier market and any changes that are occurring, that you may want to know about from an appraiser's perspective.
If you own Lake Lanier property and currently are without water at your dock, you may want to appeal your most recent tax bill. They went up considerably this year and that assessment was based upon you having lake front property. Without water at your dock, you should have a significantly lowered tax bill as the value of your property has been significantly reduced at the PRESENT time...Things will change, water will return, but it will take more than 1 year for this to occur unless we have a monsoon season!
We can provide you with a current up to date appraisal on your lake home, so you can lower your recent tax bill....Water conservation is the order of the day or YEAR.....You must get serious about this NOW, do not wait any longer. The water is only going to come from the sky above and your ability to conserve water. I, as well as other interested parties, have needed a spot on the net like this to voice our concerns. I hope many of our business owners and real estate folks will participate and make it a success. Portions of this blog will also be referenced from the home page of www.lakelanier.com
I read your info and being on Lanier since 1959, I appreciate your optimism. The lake level info you posted is true, but also confirms what I have been told by a friend with the Ga EPD - that Atlanta has outgrown Lake Lanier, and if you go back to when the lake was built, it was never lower than 1060 (rarely below 1068). In 2001 Atlanta had 2+ million people and it took two years to come back - now that building permits have been issued w/o consideration to our water supply, Atlanta has grown to more than 4 million and still growing. Our government officials have clearly failed to plan for the future. If we just keep giving them a pass by not calling them on it, we are the only ones to blame and Atlanta's growth will surely slow. We must be vigilant in demanding the state and federal gov'ts act NOW !!! Cobb County, for example, addressed their water issue years ago by building another eservoir and sharing it with Cherokee County. WAKE UP PEOPLE, THIS IS NOT GOING AWAY !!!!!!!!!!!!!!!
Thanks JD Boyd, please check out my other post that reviews lake lanier levels back to the early 80's We have been below 1060 several times over the years and it has always come back.
I do not agree that Atlanta has outgrown Lake Lanier, too much at stake here and there are still many plans current and future, for building in and around this great lake...
However, we do agree on getting our act together on water issues, conservation and planning by our government officials.
Maybe if we get the Tennesee River rights and get that water over the mountains and through the woods to Lake Lanier, this will be a big step in the right direction for our water!
Lake Lanier up 3.0 feet since December. We are now at 17.66 below full pool as of 2/25/08.
